Our Policies

THE TENANT HEREBY AGREES TO ALL POLICIES DESCRIBED BELOW UPON BOOKING.

CANCELLATION POLICY


If the cancellation date is more than 30 calendar days prior to the check-in date, 50% of the rental amount will be refunded, less a $75 cancellation fee.
If the cancellation date is equal to or less than 30 calendar days prior to the check-in date, the full rental amount is non-refundable.

 

SECURITY DEPOSIT


Blue View Chalets requires a $2000 security deposit for every rental contract that will be authorized (but not charged) on the credit card on file.
The security deposit will be released 3 business days after departure if there is no damage or any breaches described below.

 

The security deposit shall be used to pay for damages to the property including but not limited to the structure, hot tub, contents, appliances, or lost keys. The security deposit shall also be used for any major cleaning of floors, walls, appliances, hot tub or furniture that requires extra time from our cleaning staff.
 

All or part of the deposit will be forfeited if the tenant breaches one of the following:

 

  • The maximum occupancy of the chalet. Breach of this will result in full forfeiture.

  • A noise complaint is reported against the tenant or any of his/her guests. Breach of this will result in full forfeiture.

  • The tenant parks more than 4 cars at the designated parking areas. A breach of this will result in a $250 forfeiture.

  • Cleaning Charge: Blue View will clean the chalet after the tenant’s departure, however if the tenant leaves the chalet in an unreasonably dirty condition that requires extra time by our cleaning staff, this will result in a $150 forfeiture.

  • Smoking is strictly prohibited within any of the chalets or in any of the hot tubs or the steam rooms. A breach of our smoking policy will result in a $500 forfeiture.

  • Using illegal drugs is strictly prohibited anywhere on the Blue View property. A breach of this will result in a $500 forfeiture.

 

NOISE POLICY

 

Blue View Chalets’ noise policy is a direct adoption of The Town of Blue Mountains Noise Bylaw stated below. A breach of this policy and bylaw will result in a full forfeiture of the security deposit.
 

Noise complaints


Please be advised that the Town of The Blue Mountains has a Noise By-law that is in effect 24 hrs a day, 7 days a week, under Municipal By-law NO. 2002-09, as amended, and it states. “NO PERSON SHALL MAKE NOISE OR CAUSE NOISE TO BE MADE OR PERMIT NOISE TO BE MADE THAT WOULD BE LIKELY TO DISTURB THE INHABITANTS OF THE MUNICIPALITY”
 

You are not allowed to disturb any of your neighbours or interfere with their enjoyment of the resort at any time of the day or night.
 

In order to ensure the rights of all residents and visitors are protected, the signing of this form acknowledges understanding of the terms of the By-law and constitutes agreement to abide by those restrictions during tenancy in The Blue Mountains.
 

Failure to comply with the conditions of the By-law may result with the notification of the O.P.P. who may issue a Notice of Offence, which carries with it a fine, upon conviction, of $615.00 for a first offence.
 

Please enjoy your stay in our municipality but have consideration for other residents as well.
 

OCCUPANCY POLICY

PET POLICY

 

The chalets 44L, VISTA, VEGA, STELLA and PRIMA are pet-friendly, but permission is required prior to arrival and is limited to a maximum of two pets. Pets must be house-trained and well-behaved. You must pick up after your pets.

 

No pets are permitted in the AURORA, OMEGA, CORONA, LUNA, AQUA CENTER, or in the swimming pool, hot tubs or steam rooms. A breach of this policy will result in a $500 forfeiture of the security deposit.

 

CONTRACT AND LEASE OF RENTAL

 

Short Term Lease Between Blue View Chalets (The Landlord) And The renter, his/her guests and visitors, (The Tenant):


Whereas the Landlord owns the property being rented; The Landlord agrees to lease it to the Tenant for their use as a short-term vacation property.
 

And the Tenant wishes to lease the property described herein for the purpose of a short-term vacation.

 

The rental amount plus HST as agreed upon shall be payable in full at the time of booking.
 

The Tenant hereby agrees and acquiesces to entry by the Landlord, the OPP or the Town’s Licensing Bylaw Officers as a result of noise violation, occupancy violation or any other reasonable purpose.
 

It is agreed by both parties that this lease is subject to the laws of Canada, the Province of Ontario and the Town of the Blue Mountains.
 

The Landlord shall not be liable for any injury or death of the Tenant, his guests, visitors or any other persons that are injured as a result of the Tenant’s tenancy or actions.

 

The Landlord hereby declares that the chalet is appropriately insured as a rental vacation property.
 

It is agreed by both parties that this lease shall extend to and be binding on the respective heirs, administrators and successors of both parties.

 

LANDLORD UNDERTAKINGS

 

Undertakings by Blue View Chalets (the landlord).

  • The landlord hereby agrees to provide the chalet in good repair and full functionality for use and quiet enjoyment by the tenant.

  • The grounds surrounding the chalet shall be kept in appropriate manner by the landlord in the summer, spring, and fall seasons and the landlord shall supply appropriate snow removal in the winter season.

  • The landlord shall exert their best efforts to provide the use of the pool in the summer months.

  • The landlord hereby undertakes to exert their best effort to address and resolve any emergencies that occur during the tenancy of the tenant in a timely fashion that limits any inconvenience to the tenant. If the emergency is not caused by the tenant and it cannot be remedied in a timely fashion and the chalet cannot be used in an acceptable manner resulting in the tenant vacating the chalet, then the landlord agrees to refund all or part of the rental cost. Alternatively, the landlord shall exert their best effort to provide a comparable chalet for use by the tenant for the remaining duration of the rental period. The landlord will not compensate the tenant by paying for alternate accommodation.

 

TENANT UNDERTAKINGS
 

  • The tenant hereby undertakes the following:

    • Not to sublease or assign the chalet without written permission from the landlord.

    • Not to order any services or material on behalf of the landlord. This will result in a partial or full forfeiture of the security deposit.

    • Not to use the chalet for commercial purposes.

    • Not to engage in any unlawful or irresponsible activities or behaviour during their tenancy that may result in injury or damage to himself, his co-tenants or any other persons on the property. Engaging in such activities could result in eviction without refund.

  • The tenant will:

    • Co-inspect the chalet with the landlord’s representative upon check-in and check-out.

    • Leave the chalet and surrender the Keys upon check-out.

    • Keep the chalet and its furniture, fixtures, and appliances in the same condition found upon check-in.

    • Deposit their refuse and recycling in the designated refuse and recycling shed on the property upon check-out.
