Short answer
Not under one roof — 14 is the registered occupancy ceiling of our largest chalets, and that limit is set by the Town’s rental licensing, not by us. The real answer for 16 is two adjacent chalets in the Mountain cluster: pick any pair, split eight-and-eight or ten-and-six, and the group shares one property with two kitchens, two hot tubs, and the firepits between them.
Why nobody should sell you a sleeps-16 chalet here
Every licensed rental in The Blue Mountains carries a registered guest maximum, and ours top out at 14. A listing promising 16-plus under one roof in this town is either a different class of property or stretching its licence — worth asking pointed questions about either way. Our capacity is published per chalet on the chalets page, and the licence numbers sit right on the listings.
How the two-chalet split actually works
Sixteen people split beautifully across a pair: couples and early sleepers in one chalet, night owls in the other, dinner together wherever the bigger table is. Popular pairings put a sleeps-14 beside Vista (sleeps 10) for headroom, or two mid-size homes for symmetry. Both chalets sit on the same grounds — this is one address, not two bookings across town. The coordination details live on the groups page.
Growing past 16
The same structure keeps scaling: the pair that hosts 16 can host up to 28 at full capacity, three chalets take a multi-family reunion, and all eight go up to 104 — the progression is covered in hosting 80+ guests and chalets for 20+. Related questions
Can 16 squeeze into one sleeps-14 chalet?
No — 14 is the licensed maximum and it is enforced. Two extra guests means a second chalet, full stop.
Is booking two chalets complicated?
No more than one — reserve the pair together, or ask us to coordinate adjacent availability for your dates.
Do the two chalets share anything?
The property: gas firepits between the homes and, May to mid-September, the seasonal heated pool. Kitchens, hot tubs, and bedrooms stay private to each chalet.
