Ontario Waterfront Cottage Rentals: A Renter's Checklist

You are looking for a waterfront cottage somewhere in Ontario, lakefront, beachfront or on the bay, for a family or group holiday, and the listings all seem to promise the same view. This checklist is for that renter: the questions that separate a cottage on the water from one near it, wherever in the province you book. What "waterfront" can mean on an Ontario cottage listing

The word covers at least four different properties: a house whose lot runs to the water's edge; a house with a water view across a road or a neighbour's lot; a house with shared access to a beach down the street; and a house in a waterfront area that is a short drive from any shore. All four end up under the same search filter. One plain question sorts them: "Can we walk from the door to the water without crossing a road or someone else's land, and is that shoreline private or public?" The answer tells you which of the four you are renting, and the photos taken from the water's edge, not from the deck, confirm it.

Ten questions for any Ontario waterfront cottage rental

  1. What is the shoreline made of? Sand, pebble, shale or rock changes everything from the swim entry to the footwear.
  2. How do you get into the water? A gradual beach, a ladder off a dock or a step down from rocks. Families with young children need the first.
  3. Who else uses the beach? A public beach next door brings other people on hot weekends; a private shore may come with its own rules.
  4. Which boats and gear are included? Kayaks, paddleboards, life jackets, a dock. If the listing does not name them, assume they are not there.
  5. Where is the hot tub, and when can you use it? In The Blue Mountains, the Town's licence conditions limit outdoor hot tubs at short-term rentals to 7 a.m. to 11 p.m.
  6. Is the cottage built for winter? A heated, year-round house is a different product from a summer-only cottage.
  7. What are the dog rules at the water? The cottage's pet policy and the beach's rules are two separate questions.
  8. How exposed is the house to wind? Big water brings wind and waves; ask how the deck furniture and the hot tub cover are secured.
  9. How many cars and people are allowed? Parking and the permitted occupancy decide the group size, not the bed count in the photos.
  10. Is the rental licensed? Where the municipality licenses short-term rentals, as The Blue Mountains does, ask for the number and check it; our answer on checking a Blue Mountains rental licence shows how.

Swimming from an Ontario waterfront cottage: reading the shore

Southern Georgian Bay shows how much a shoreline can change within a few kilometres. The Town of The Blue Mountains' own park listings describe Northwinds Beach as sandy, Council Beach and Peasemarsh Park as sand and pebble, and Delphi Point Park as shale, and Ontario Parks describes the same shale at Craigleith Provincial Park. A cottage listing that says "on the bay" tells you none of that, which is why the shoreline question comes first on the list.

Pet-friendly waterfront cottages in Ontario: two sets of rules

"Pet-friendly" and "waterfront" together raise questions neither label answers on its own. The cottage has its rules. At Blue View, one dog is standard with a pet fee, dogs stay off beds and couches, are leashed whenever they are outdoors and never go in the hot tubs or steam rooms. The beach has its rules too, set by whoever runs it, and some places set aside a dog beach, such as Wasaga Beach's Area 3, about 35 minutes from Aqua Villa. A waterfront cottage in Ontario out of season

The water does not stop being the view in November. A waterfront house that is built for winter keeps working: the bay in a storm from the living room, the low winter sun across the water, a hot tub on the balcony with snow on the railing. Before booking an off-season stay, confirm that the house is heated for the dates, that the hot tub runs year-round, and how the driveway is cleared. How Aqua Villa answers the waterfront cottage checklist

  • On the water: the listing describes a waterfront villa on Georgian Bay at 209555 Highway 26 with a sandy public beach steps away. The beach is public, not private. The Town's Northwinds Beach park, with a playground and washrooms, is 0.5 km by road.
  • Size: four bedrooms (three queens and a room with two singles), four bathrooms, room for 10 and a dining table for eight.
  • Hot tub: private and year-round, on the balcony facing the bay, used from 7 a.m. to 11 p.m.
  • Extras: an indoor steam shower, a fireplace, a gas barbecue, two refrigerators and a washing machine.
  • Gear: no boats, kayaks or paddleboards are listed, so bring or rent your own.

  • Getting around: a 5-minute drive to Blue Mountain Village and about 15 minutes to downtown Collingwood.
